Kamala beach is a sweeping 2.5km stretch of beautiful white sand with crystal clear waters and is regarded as one of the islands best beaches.
 
The northern end of Kamala beach is the perfect spot for a quiet place for sunbathing, swimming or a nice peaceful stroll. Rows of Casuarina trees offer plentiful shade and further add to the natural feel of Kamala. This area also offers some fine coral reefs for snorkeling just a few meters offshore.
     
Swimming in the glistening waters and looking back towards the land makes you realise the true beauty of Kamala. The surrounding mountains and scenery are truly breath-taking and need to be seen to be believed.

Management Program

• PROJECT MANAGEMENT SERVICES AND FACILITIES

Intro
In order to maintain the high value of your property at ‘The Bell’, it is in the home owners’ interest to keep the entire project in immaculate condition at all times. Therefore, every owner will sign a management agreement.

Unlike many other projects whereby after construction the developer leaves the scene, the Asia Orchid Group Co. Ltd. will keep a strong control over the future of the project.
Asia Orchid Group Co. Ltd. will set up a professional in-house management team to ensure perfect maintenance and provide all other services that home owners require. We are not strong believers of an external management company as they cannot guarantee their fullest attention to “our” project. We believe that everything we do ourselves will be done more efficiently and professionally.

Asia Orchid Group Co. Ltd. will be directed by the Polfliet Family who will live in the project. This ensures that any problems can be dealt with immediately and resolved without delays. Furthermore, this presence guarantees that ‘The Bell’ will look impeccable at all times.

Common area facilities and services
Asia Orchid Group Co. Ltd. will be responsible for all facilities and services concerning the common area.

(a) Maintain common roads, lighting system, water drainage and waste water drainage
(b) Maintain electricity supply system and water supply system in the common area
(c) Provide and maintain all common area gardening
(d) 24 hour security services on appropriate spots, and other methods for the security of the villa owners, family members, occupiers and visitors
(e) Garbage removal and pest control for the common area
(f) Regular servicing of sewage units in the common area
(g) Insurance for all common areas

Costs of spare parts for the infrastructure, facilities and services in the common area are excluded from the monthly management fees. Such costs should they arise will be covered from the sinking fund or the owners fund.

          • In every villa we provide a second storage room for owners who want to rent out their property. The villa owner can then store and             lock up private belongings when not occupying their villa.

• EXPENSES

Common area management fees (CAM fees)
Each Owner shall pay quarterly in advance, an equal contribution (initially set up at 22 THB per sq. m. land area) towards the common area expenses as listed above in ‘Common area facilities and services’. Said rate shall be reviewed by the Management from time to time and the Management reserves the right to adjust accordingly.

Sinking Fund
Each Owner will also pay an initial amount of THB 100,000 into a common area sinking fund which will be used for any unforeseen eventualities together with periodic repairs outside the operating budget e.g. water pump replacement, repairs to electric transformer and all kinds of spare parts in the common area. This is an expense that is required by all developments but is highly unlikely to be used on a frequent basis.

Private utilities
Each Owner will be responsible for the cost of any utilities in respect to their own private property i.e. electricity, water, telephone, cable TV, Internet etc. and will be invoiced monthly by the Management.

Private garden maintenance fee
The Management shall provide the maintenance for the gardens on the owners’ private property. For the maintenance of the private garden area a monthly private garden maintenance fee (initially set up at 21 THB per square meter (garden area) per month) shall be paid by the owner. Said rate shall be reviewed by the Management from time to time and the Management reserves the right to adjust accordingly. Garden maintenance is obligatory due to its importance in keeping an aesthetic view of the whole project thus maximizing potential revenue for all owners.

Maintenance of each private garden includes regular watering and cleaning, twice a month maintenance (incl. inspection, fertilizer and trimming); for the avoidance of doubt maintenance of in-house plants is not included.

Insurance for the villa
It is obligatory that all the home owners take an “all risk” insurance, and all insurances should be with the same insurance company to protect the whole project and to avoid any insurance problems. The Manager will select a reputable insurance company.

Pest control of the private property
It is obligatory that there is a pest control from time to time for all the private properties, organized by the Manager to avoid disturbance of other villa owners.

Owners fund (THB 150,000)
As transferring monies on a monthly basis can be both tedious and costly, owners are requested to set up an ‘owner fund’ in which they can pay a lump sum from which all necessary expenses (incl. but not limited to the above) will be deducted. All monthly statements will be provided and owners will be informed when the fund reaches a low of THB 20,000 in order to top up their fund.

RENTAL POOL INVESTMENT PROGRAM

‘The Bell’ with it’s full in-house management is specially designed for buyers who want to use their villa as a tropical holiday home whilst looking to earn a rental income during the times they are not in Phuket.

With over 5 million visitors per year, the demand for accommodation in Phuket is extremely high and as such there are great opportunities for villa owners seeking a return on their investment. Therefore the Asia Orchid group Co. Ltd. has set up a unique rental pool investment program which can give you a return on your property of 4-7% per annum.

With a beautiful reception and office inside the project we are ready to welcome our rental guests to ‘The Bell’. Our in-house trained management team and incredibly long list of available services guarantees guests a stay in a truly luxury environment with all the benefits associated with a 5 star resort
Villa owners choosing to partake upon the ‘rental pool investment program’ can use their villa for themselves and friends for a total of 74 days per year. The management team at ‘The Bell’ will then rent out the villa to guests for the remainder of days in the year.

All rental income collected on all individual villas in the ‘rental pool investment program’ shall be divided, after applicable taxes, to the villa owners at a rate of 60% with the remaining 40% going to the management team as reservation, marketing and management fees.

The rental income will be divided in a 100% correct and fair manner as the ‘rental pool calculation method’ depends on a number of factors: the total days of usage, period of usage, rental price and occupancy rate during the year. Simply put, owners using their own villa in the low season will get a higher rental return then owners coming in the peak season.

Our in-house management and rental pool investment program, closely monitored and directed by the Polfliet family, is the best guarantee for keeping your villa in immaculate condition and thus creating a strong rental return at the same time.

LEGAL

Purchase property in Thailand
Land:
By Thai law a foreign national is not allowed to own freehold land in Thailand. For a Foreigner this can appear somewhat peculiar. Thailand offers a secure alternative. Land can be leased for terms of 30 years, plus two additional prepaid extensions of 30 years each, thus totalling 90 years. The lease is registered with the Land Department and noted on the land title deed, thereby protecting you under the laws of the Kingdom of Thailand. Therefore you lease your land plot at ‘The Bell’ for 90 years.

Building
By Thai law, a foreign national is allowed to own freehold, a building or property developed on land leased by him. Therefore, you can own your villa at ‘The Bell’ freehold.

Land title search:
To ensure there were no legal problems with the land we, as the Developer carried out due diligence on the land. Renowned International Law Office “Belmont & Limcharoen” provided a full land title report that ensures that the Asia Orchid Group Co. Ltd. is the legal owner of the land and that there are no complications.

Land title of ‘The Bell’:
True land title deeds are officially called Nor Sor 4 Jor or more commonly Chanote. This is a certificate for the ownership of land and can be used as evidence confirming the right to government authorities. It is issued by the Phuket Provincial Land Office using GPS to accurately plot and survey the boundaries of the land. This is by far the most secure type of land title in Phuket and is often very difficult to find.
