Ayudhya Real Estate - Home Care Service

We pride ourselves on our excellent level of service. Ayudhya Property Care Service is a small division of our real estate organization taking great satisfaction in offering 'the personal touch', so often lacking with larger companies. We have a small team of conscientious, trustworthy and dedicated staff whose aim it is to ensure the security and cleanliness of your home and make sure the comfort o f your guests is our top priority.

Maximum income - minimum problems.

The fees charged by us are easily recouped by regular letting via our letting management services and it is our intention to make sure that each booking goes as smoothly as possible, resulting in guests that wish to re-book the following year, and recommend your property to others . . . Word of mouth advertising is probably about the best you can get!.

We can provide a tailored service to suit any individual home owner, and the property management services we offer are numerous. We can offer standard packages with a set price, as well as many 'optional extras' but if you do not see exactly what you are looking for, please do not hesitate to contact us. We will supervise moving in, organize builders, pools or furnishings or any other service in regard to a newly purchased property.

Key holding

We will hold the keys of your property and upon request make them available to visiting guests or tradesmen. This is normally for owners who do not regularly rent out their property or want any other kind of service. We can also arrange for one of our team to be at the property to meet visitors or tradesmen.

Property Maintenance

A maintenance visit consist of: visiting property weekly: checking that the property is clean and, tidy. Testing appliances to make sure all are in working order, gas, electricity, light bulbs and security systems if applicable. Log books are held for each property, and we will submit regular reports via web or email to our clients. The property will be aired, plants watered and all kitchen/bathroom appliances thoroughly checked and tested. Turn on or off services. Check inventory (previously supplied by owner). Gardens and patios will be hosed down. Removing leaves and debris from the pool (Professional pool cleaning can be arranged at additional charge). Any damage will be recorded on digital camera, whereby images can be posted or email to the owner. If we are required to buy fittings/replacements or specialist work is necessary, this will incur an additional charge. We will inform you if any problems that may arise and quotes can be obtained for works on your behalf. Gardening, painting and decorating and building works can also be undertaken at additional cost.  We will also check the property in the event of tropical storm or flooding, as flood damage is a very real possibility in Thailand. We will make sure all TV's, telephones and electrical appliances are unplugged.

Cleaning / Changeovers

A Clean property is your key to success in the letting market!!  Under the terms of our cleaning contract, we will visit the property after each letting, giving it a full clean, kitchen, bathroom, appliances, polishing, sweep & mop floors, replace toilet rolls and towels, change bedding. Laundry will be washed & ironed. Maid Service during lets can be arranged at extra cost. (Owner should provide 2, preferably 3, sets of bedding and towels to allow for any 'accidents' with your guests and same day changeovers)

Administration

This is the most time consuming and costly part of property management and AYUDHYA PROPERTY CARE SERVICE will collect tenant payments, pay into your nominated account, pay utility bills, and provide you with a monthly statement of account. You must deposit a minimum of 10,000 Thai Baht account to meet payments due and costs as per above examples.

Letting Management

Your holiday property is probably one of the best investments you could make. If you do not intend to stay here long term, an excellent way to cover the cost of the property is to consider letting for either long term, or shorter holiday periods. You can make a substantial income on your investment or just cover the annual costs associated with the ownership of a property in Phuket.

If you live here, you can manage all aspects of property management, rental management and maintaining the property yourself, although there is a considerable amount of work involved, but if you do not, the best solution is to hire Property Management Company that would take care of all the finer points of the business. All you have to do then is sit back and receive the income from your holiday rentals!

How you are going to handle booking deposits, deductions from damage deposits, cleaning, property maintenance, advertising your property, transferring your guests to the property etc. These are all things that should be taken into consideration when buying a property for holiday rentals.

Booking and lettings Management

Ideal for people who do not have the time of inclination to deal directly with their customers. Property letting can be hard, time consuming work and it is important to be aware of the possible headaches it can involve. It is important to respond quickly to rental enquiries and our bookings and lettings agency is contactable at all times. If you are not 'on hand' it can be extremely beneficial to employ an agency to take good care of both your property management services and your guests.

Our booking and lettings management contract will involve: - Dealing with enquiries from your clients. Dealing with Travel Agents. Vetting clients to make sure they are suitable. Handling client complaints. Keeping booking calendars and availability charts. Keep spreadsheet records of all your rentals. Managing all bookings, taking deposits and payments and banking them for our owners, holding damage deposits and making relevant deductions if any damages. (A full property check will be made before releasing the damage deposits back to your clients) Our commission will be deducted from the booking payment and statements issued to clients.

Issuing your clients with booking conditions, directions and arrival instructions. Maintaining telephone or email contact with your clients from the first enquiry until they leave for Phuket. We will provide details on how everything works, where to dispose of rubbish, informing them of house rules and giving information on local restaurants, local attractions etc. Keep an updated 'guest manual' in the property where guests can make their comments and suggestions on both the property and the service we provide. All administrative tasks pertaining to the above. Provide welcome packs and a welcome card (if required and at additional costs) for your guests.

Our number will be left with the guests in case of emergency and they will be able to contact us at anytime. People are more likely to look after your property if they feel you have gone to a lot of trouble to make them feel comfortable and welcome.
